The Minister of the Federal Capital Territory, Nyesom Wike, has given property owners in Asokoro, Maitama, Garki, and Wuse districts a final 14-day window to settle a N5 million penalty for breaching approved land-use regulations.
Lere Olayinka, Wike’s Senior Special Assistant on Public Communications and Social Media, announced on Sunday that the deadline runs from Tuesday, November 11, to November 25, 2025. Failure to comply will result in enforcement actions by the FCT Administration.
“The Minister has granted defaulters a final grace period of 14 days to pay the violation fee of N5 million and any other applicable charges for illegal land-use changes and conversions,” Olayinka said.
This follows Wike’s earlier directive on September 3, 2025, which imposed the N5 million fine and a 7.5 percent levy on the assessed capital value of properties converted without FCT approval, based on a ministerial committee report on land-use violations. The administration also published the names of 374 defaulting property and title holders at that time.
The affected properties include addresses on Gana and Usuma Streets in Maitama; Yakubu Gowon Crescent in Asokoro; Aminu Kano and Adetokunbo Ademola Crescents in Wuse II; and Ladoke Akintola Boulevard, Gimbiya, and Onitsha Streets in Garki II. Other locations include Ogbomosho Street, Lafia Close, Yola Street, Abriba Close, Danbatta Street, Ringim Close, and Ilorin Street in Garki I.
Property owners who comply within the grace period will receive new title documents, including Statutory Rights of Occupancy and Certificates of Occupancy, reflecting the updated land use and a renewed 99-year tenure.
The statement clarified that properties already revoked or withdrawn due to non-development, unpaid ground rent, or other infractions are not eligible for the issuance of new title documents.
